sold in the last 90 days
Every active and pending listing of every property type on the regional MLS through Oregon Data Share inside the recorded boundary of Tetherow. The wash is sales density of closes in the last 90 days; homes for sale and pending stay as marks. Pulses and the sold count are the closes of the last 30 days. Counts and medians cover every listing read for this map. Lot lines come from the county assessor’s tax maps. They show the recorded shape of a parcel, not a survey, and they are not a legal boundary. Order a survey before you rely on a line. The map outlines the 23 places with a recorded boundary; listings outside them are counted and drawn as dots with no outline to tap. Roads, rivers and lakes: US Census TIGER/Line 2024, drawn in this map's own projection.

Tetherow · Recorded plats
Tetherow was recorded in phases, and each phase is its own plat with its own page — its lot lines, what has sold there, and what is for sale today.
recorded plat polygons from public.boundaries (geo_type='subdivision', Deschutes County DIAL), selected by spatial membership — the plat's centroid inside the recorded Tetherow boundary, via the community_subdivisions RPC. The figure is that plat's active listings counted by boundary membership in listing_boundary_xref_mv, the same read the map above draws from. A plat with no active listing prints 0, which is a counted zero and not a missing read.

Oregon Data Share, read live for this map frame — the 28 active listings this view returned. The range is the lowest and highest ask among the 28 of them that publish a whole-property price — a fractional share and a commercial lease rate are withheld; the band is the middle half of the 27 that also publish a price per square foot.

The facts above come from Tetherow's recorded sources: Tetherow Resort, Wikipedia, KTVZ, Travel Oregon, Tetherow Owners Association, Hacker Architects, ArchDaily, Bend Bulletin, Bend Living, and Cascade Business News. The HOA figure is not authored — it comes from current listings here and carries its own basis on the row.

Short-term rental potential in Tetherow varies by HOA rules, community covenants, and Oregon regulations. Ask for the current rental guidelines before you assume what is permitted or what it could earn.
Tetherow sits on the west side of Bend, on roughly 700 acres bordering the Deschutes National Forest. The community grew up around a golf course that opened in the summer of 2008, and today it combines homes, a hotel, restaurants, and a recreation campus on one piece of high-desert land minutes from downtown.
Tetherow Golf Club is a par-72, 18-hole course designed by David McLay Kidd, the architect behind Bandon Dunes on the Oregon coast. Kidd moved to Bend to build it and still lives in the area. The course is a links-style layout with fescue fairways, and the routing opens up views of the Cascade peaks, including the Three Sisters and Broken Top. Golf Digest ranked it No. 57 on its Top 100 Courses list, and it runs on a semi-private model, so tee times for non-members who are not staying at the resort are limited.
The 50-room hotel sits at the center of the resort, with in-room fireplaces, balconies, and mountain views. Three restaurants operate on site. The recreation facility carries a heated outdoor pool that stays open year round, plus a fitness center, sauna, and hot tubs. Walking and biking trails run through the property, and lodging guests get a complimentary shuttle to downtown Bend and the Old Mill District.
Tetherow holds several residential neighborhoods alongside the resort, from the Glen and Crescent to the Heath. Homes here are governed by the Tetherow Owners Association, a planned community under Oregon's Planned Community Act, established in 2009. Dues vary by neighborhood, and ownership comes with access to the pool, fitness center, trails, and dining. Club memberships for golf and social use are structured separately from the residential association.
Two things genuinely distinguish Tetherow. The first is the course pedigree, a David McLay Kidd design from the same hand as Bandon Dunes, set against the Cascades rather than the coast. The second is the location. You are 10 minutes from downtown Bend and a short drive up Century Drive toward Mt. Bachelor. Few communities put a Top 100 course, a full resort, and that kind of access to both town and mountain on the same ground.
